THIS INDENTURE, made the 14th day of March , nineteen hundred and seventy,

residing at 3697 Sarah Drive, Wantagh, New York,
party of the first part, and Antone A. Straussner, Jr., residing at 3697 Sarah Drive,
Wantagh, New York,

paid by the party of the second part,does hereby grant and release unto the party of the second part, the hero

11 Suffolk and State of New York, bounded and described as follows:
` PARCEL ONE: northerly by land of Pollack, easterly by Main Street, and
southerly and westerly by land now or formerly of McCreery.
r PARCEL TWO: lots 25 aid 26 as shown on a certain map entitled, "Map of
" v Washington Heights, Greenport, Suffolk County, New York, "
+t. PARCEL THREE: lots 27 and 28 as shown on certain map entitled, "Map of
Washington Heights, Greenport, Suffolk County, N.Y. , " which map was made
4 by Otto. W. VanTuyl, dated December 8, 1927, on file in said County Clerk's
office. Said lot 27 is 50 feet wide in front, 52. 19 feet wide in the rear, and the
easterly and westerly boundary lines thereof are 123.07 and 137. 36 feet,
respectively, in length. Said lot 28 is 62. 12 feet wide in front, 39. 10 feet wide
in year, and the easterly and westerly boundary lines thereof are 137. 36 and
153. 10 feet, respectively, in length.
RESERVING, however,to the party of the first part, Antone A. Straussner, Sr.,
and Lucy Straussner, his wife, or the survivor of them, a life estate in the
premises described as PARCEL ONE, which said parcel is commonly refered
to as premises numbered 1111 Main Street, Greenport, New York.
The premises herein conveyed, i.e. , Parcels One, Two and Three,
BEING and intended to be the same premises conveyed by Antone A. Straussner
to Antone A. Straussner, Sr. , and Lucy Straussner, his wife, by deed dated
March 7, 1970, and intended to be recorded in said County Clerk's office
simultaneously herewith. Said grantor, Antone A. Straussner, being the same
person as Antone A. Straussner, Sr., co-grantee therein,
TOGETHER with all right,title and interest, if any,of thepartyy of the first part of, in and to any Streets and
roads abutting the above-described premises to the center linea thereof; TOGE'T'HER with the appurtislances
and all the estate and rights of the party of the first part in and to amid , TO HAW AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or Successors and assigm of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Llen Taw, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed is deed the day and year first above
