WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

York, being bounded and described on Schedule A attached hereto and made a part
hereof.
BEING AND INTENDED TO BE the same premises acquired by the party of the first part
by deed dated 12/19/84 recorded 1/18/95 in Liber 9718 cp. 563.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot piece or parcel of land, situate, lying and being in the Town of
SOUTHOLD, at SOUTHOLD, County of Suffolk and State of New York, being bounded
and described as follows:
BEGINNING at a monument set on the northwesterly side of Middle Road (CR48) at the
southwesterly corner of the premises herein, described, said monument being distant
northeasterly 325 feet more or less from a tie line having a distance of 33.74 feet which
said tie line connects the northeasterly side of Kenneys Road and the northwesterly side of
Middle Road; THENCE north 41 degrees 05 minutes 50 seconds west, 1) along lands now
or formerly of Donahue, to a monument; 2) along lands now or formerly of Theophilos, a
total distance of 319.84 feet to a monument; THENCE north 47 degrees 29 minutes 17
seconds east, 132.00 feet to a point marked by a boulder and land now or formerly of
Levine; THENCE south 41 degrees 05 minutes 50 seconds east, along said lands now or
formerly of Levine, 330.13 feet to the northwesterly side of Middle Road (CR 48);
THENCE southwesterly along said northwesterly side of Middle Road (CR48) and along
an arc of a curve bearing to the left having a radius of 1957.86 feet a distance of 132.17
feet to the monument at the point or place of BEGINNING.
