WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever, -.•r
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, as =

One, Greenport, Town of Southold, New York" and filed in the Office of the Clerk

numbered 3 and the southerly half of lot numbered 2 which said lot and part of
lot when taken together as one parcel are more particularly bounded and described
as follows:
BEGINNING at a point on the easterly side of Shore Drive distant 127.7 feet
southerly when measured along the easterly side of Shore Drive from the corner
I formed by the intersection of the easterly side of Shore Drive and the southerly
side of Shoro Drive, which said beginning point is also where the dividing line
between Lots 3 and 4 on said map intersects the easterly side of Shore Drive;

SUBJECT TO an existing :'irst mortgage: held by Greenport Shores, Inc.
IT being the intention of the party of the first part to convey the interest which
he acquired by Deed dated March 27, 1969 mad: by Francis C. Schmidt and Blanche
C . Schmidt, his wife, to Angelo Angona,Grantor herein,ar.d Joseph Ognibene; which
said deed was recorded in Liber 6529 Page 351 in the of'ice of the Clerk of the
County of Suffolk on Airil 4, 1969.
TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read " arties' wheneve a sense of this indenture so requires.
