BETWEEN TREBNOEL, INC. , a corporation organized under and existing
by virtue of the stock corporation law of the State of New York,
having its principal office at 148-48 88th Avenue, Jamaica, New
York,
party of the first part,and SAMUEL NISSENFELD and JEAN NISSENFELD, his wife,
residing at 148-48 88th Avenue, Jamaica, New York,

WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
p p paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
�j or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Suffolk and State of New York, bounded as follows:

distant westerly 801.44 feet from the westerly line of land formerly

and from said point running thence along the northerly line of North
aI Road south 70 degrees 35 minutes 00 seconds west 100.18 feet; thence
11 north 16 degrees 00 minutes 30 seconds west 430 feet, more or less,
dc , to the ordinary high water mark of The Long Island Sound; thence
along the -high water mark of Long Island Sound the tie line of which
runs north 70 degrees 35 minutes 00 seconds east 100.18 feet; thence
south 16 degrees 00 minutes 30 seconds east 430 feet, more or less,
to the northerly side of North Road the point or place of beginning.
TOGETHER with all the right, title and interest, if any, of
the seller, in and to North Road and Long Island Sound lying in
! front of and adjacent to the above described premises.
Being and intended to be the same premises conveyed to the
seller herein by Eudora M. Hendrickson by deed dated November 28,
1961 and recorded in the Suffolk County Clerk' s office on December
1, 1961 in Liber 5089 at Page 487.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any.way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
