WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as lots numbered 68 and 69 on a certain
map entitled, "Revised Map of. Peconic Bay Estates" and filed in the
Office of the Clerk of the County of Suffolk on July 30, 1928 as
Map No. 658 , and also known and designated by the same lot numbers
on a certain map entitled, "Amended Map A, Peconic Bay Estates"
and filed in the Office of the Clerk of the County of Suffolk on
May 19, 2933 as Map No. 1156, which said lots when taken together
are more particularly bounded and described as follows: -
BEGINNING at a point on the Easterly side of Bay Shore Road, distant
430. 64 feet Northerly when measured along the Easterly side of Bay
Shore Road from the corner formed by the intersection of the Easterly
side of Bay Shore Road with the Northerly side of Island View Lane ;
RUNNING THENCE North 16 degrees 59 minutes 20 seconds West along the
Easterly side of Bay Shore Road 100 feet;
THENCE North 73 degrees 00 minutes 40 seconds East, 175 feet to the
high water mark of Peconic Bay;
THENCE South 16 degrees 59 minutes 20 seconds East along the high
water mark of Peconic Bay 100 feet; -
THENCE South 73 degrees 00 minutes 40 seconds West 175 feet to the
Easterly side of Bay Shore Road at the point or place of BEGINNING.
