PARCEL I: - " Community Beach"
BEGINNING at an iron pipeat the southwesterly corner of land of Greenhalgh
and the southeasterly corner of land of Ashby adjoining land of Sealsh pt Oyster
Company; from said point of beginning running along said land of Sealshipt Oyster
Company S. 640 15' 30"W. - 183.37 feet to the ordinary high water mark of
Pipes Coves as found in 1955; thence along said high water mark N. 560 16' 30"W.
72.91 feet to land of Minster; thence along said land of Minster, N. 330 43' 30" E. -
152.73 feet to the center line of a 25 foot Private Road; thence easterly along said
center line on a curve to the left having a radius of 35.0 feet a distance of 36.34
feet to said land of Ashby; thence along said land, two courses as follows:-
(1) S. 250 441 30"E. - 84.97 feet; thence
(2) S. 820 41" 20"E. - 70.05 feet
to the point of beginning.
SUBJECT TO a 12.5 foot Right of Way across the northerly end of the premises.
TOGETHER with a 12.5 foot Right of Way along the northerly side of the premises
TOGETHER with a 25 foot Right of Way from the northeasterly corner of the
premises northerly about 340 feet and thence easterly about 88 feet to a 50 foot Right
of Way (parcel II herein below described) thence easterly over said 50 foot Right of
Way about 168 feet to Sixth Street at a point opposite the westerly end of Clark Street.

167.58 feet; thence N. 60 56' 50"E. - 50.0 feet to a monument and land of Nichols;
thence along said land of Nichols, S. 820 48' 00!' E. - 16Z.90 feet; to a monument
j on said westerly line of Sixth Street; thence along said westerly line, S. 70 18' 40"W.
50.0 feet to the point of beginning.
