EffMING at a point on the westerly side of the easterly branch
of a 25 foot private road known as Elsworth Circle, also referred to
as Cove Circle, said westerly side being about 112.50 feet westerly
from the southeasterly boundary of land of Ashby and about 280 feet
westerly from the westerly side of Sixth Street, said point of
beginning being about 373 feet southerly from the northerly boundary
of said land of Ashby and said point of beginning being distant
304.43feet, measured on a course having a bearing of south 733°
52' 50" west, from the point where the westerly side of Sixth Street
is intersected by the northerly side of land now or formerly of
Simpson, and from said point of beginning
running thence along the westerly side of said private road,
South 6° 56' 50" West, 180 feet;

feet, a distance of 45.86 feet;

water mark of Pipe Cove;

BEGINNING at the point of beginning of Parcel One herein
described and running thence south 830 03' 10" east, 12.5 feet
to the center of said 25 foot private road;
thence along said center line, south 6° 56' 50" west,
180 feet;
thence on a curve bearing to the right having a radius of
35 feet, a distance of 71.34 feet, to the easterly side of
Parcel One;
thence along said Parcel One, the following three courses and
distances:
1. North 330 43' 30" east, 12.5 feet;
2. On a curve to the left having a radius of 22.5 feet, a
distance of 45.86 feet-
3. North 6° 561 507 east, 180 feet to the point or place
of beginning.
PARCELS I and II are the same parcels conveyed to George
Walling Minster and Margaret Minster by deed of William H. Braun
and Robertina Braun dated August 27, 1962, and recorded in the
Suffolk County Clerk's Office on August 31, 1962, in Liber 5223
at page 496, and to be included therewith are right, title and
interest which the party of the first part received thereby in
and to:
1) A perpetual right-of-way or easement in, upon and over
the 25 foot wide area designated "25' Private Road" and extension
marked "Clark Street" to the West of Sixth Street, 50 feet in
width between the premises marked Nicholsand Simpson and 25 feet
in width between lots marked 11" and 12," as shown on Map of
Lots laid out for Frank Ashby at Greenport, N.Y., dated April 18,
1958, by Otto W. Van Idyl & Son,' and

2) All the right, title and interest, if any, of the grantors
herein in and to that part of a grant of land under water lying
between the extension southerly of the south lines of Parcel I
and extending about 500 feet southerly into Pipes Cove, also
shown on said Map of Lots laid out for Frank Ashby.
