by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or

jALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lots 22 and 23 on a certain map entitled, "Map of
Champlin", and filed in the Suffolk County Clerk's Office on October 23, 1873
as Map No. 337, bounded and described as follows:

BEGINNING at a point on the northerly side of Champlin Place which is
distant 208.5 feet westerly as measured along the northerly side of Champlin
Place from the corner formed by the intersection of the northerly side of Champlin
Place and the westerly side of Sterling Place which point of beginning is ;intended
to be the point of intersection of the division line between lots 21 and 22 and the
northerly side of Champlin Place;
running thence South 730 25' West along the northerly side of Champlin
Place a distance of 76.00 feet to the land now or formerly of Straussner;
thence North 230 23' 40" West along said last mentioned lands a distance
of 145.53 feet to land now or formerly of Rhodes;
thence North 730 25' East along said last mentioned lands, a distance of
f 65.77 feet to land now or formerly of Helinski;
thence South 270 21' 20" East along said last mentioned lands, a distance
of 147.10 feet to the northerly side of Champlin Place and the point or place of
beginning.
