residing at (no street number) Main Road, Greenport, NY,

Y WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
{�! second part, the heirs or successors and assigns of the party of the second part forever,
L ALL that certain plot, piece or parcel of land, with the buildings and improvements therew erected,
> r, situate, lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main (State ) Road distant
847,84 feet southwesterly when measured along the northwesterly side of' Main
s. (State) Road from the corner formed by the intersection of the northwesterly side
` of Main (State) Road with the southwesterly side of Chapel Lane; running thence
south 35°19'10" west, along the northwesterly side of Main (State) Road, 83. 10
feet; thence north 55123150" west, 148 feet to land now or formerly of Manor
Grove Corp. ; thence north 35°19'10 east,along said last mentioned land, 111.95
feet to a monument and land now or formerly of Long Island Lighting Company; -
thence south 44°20150" east, along last mentioned land, 150. 45 feet to the north-
westerly side of Main (State) Road, at the point or place of beginning.
BEING and intended to be the same premises conveyed to John Drossos and
Alexandra Drossos, his wife, party of the first part herein, by deed made by E
John Rempe and Stella Rempe, dated October 21, 1953, recorded January 18,
1854, liber 3640 of conveyances, at page 101.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
SUBJECT to and TOGETHER with a right of way over the easterly 10 feet of the
premises herein conveyed, as described in liber 3640 of conveyances, page 101,
recorded in said county clerk's office. -
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the -
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing
nything whereby the said premises have been encumbered to any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party -
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so -
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
