party of the first part, and Stephen L. Corkery and Maureen Corkery, his wife, both

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the se-ond part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
H ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingiw-ft at Greenport, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
Beginning at a point on the northerly line of Manhanset Avenue, 577. 18 feet
easterly along said northerly line from Angler's Road, said point of beginning
being the point where said northerly line is intersected by the westerly line
` of a 49. 5 private road; from said point of beginning, running ; along said
westerly line of said 49. 5 foot,private road, north 5°09'10'[ west, 157. 58 feet;
thenc e along land now or foriherly of Young, two courses, as follows: (1) at
I right angles to said westerl line of said 49!-5 foot private road, south 84°50'50"

Being and intended to be the same premises conveyed to the party of the first
part by deed frorn Ruth L. Young, dated September 21, 1959, recorded in the
Suffolk County Clerk's office October 30, 1959, liber 4711 at page 458.
Subject to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, reservations, agreements, and zoning regulations if
anyi subject to restrictions in deed recorded in liber 4711, page 458, as aforesaid.
TOGETHER WITH A RIGHT OF WAY over said 49. 5 foot private road from the
northeasterly corner of the above described premises southerly about 157 feet
to Manhanset Avenue.
TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurt
and all the estate and rights of the party of the first part in and to said premises; TO HAV ATO

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lica Law, covenants that the }arty of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will aptly
the same first to the payment of the cost of the improvement before using any part of the total of the cone for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
