Roach and wife and now or formerly of Kontomatis, South 5 degrees 39 minutes 20 seconds West 94.26 feet; THENCE along other land formerly of Clarence C. Roach and wife and now or formerly of Jurzenia, South 89 degrees 53 minutes 40 seconds West 46.97 feet to land now or formerly of Steinmetz; THENCE along said land now or formerly of Steinmetz and along land now or formerly of Mele, North 3 degrees 45 minutes 00 seconds East 98 feet to said southerly line of said Silver Lane (a twenty foot private road) ; THENCE along said southerly line of said Silver Lane (a twenty foot private road) , South 85 degrees 31 minutes 40 seconds East 50 feet to the point of BEGINNING. TOGETHER WITH a right of way over said Silver Lane (a twenty foot private road) from the northwesterly corner of the premises easterly about one hundred ninety-eight (198) feet to said Silvermere Road. That the said Walter C. Hilsenbeck and Gladys M. Hilsenbeck, his wife, the grantors herein, are the same persons as the grantees in a certain Deed dated October 10, 1964 and recorded in the Suffolk County Clerk's Office on October 20, 1964 in Liber 5635 of Deeds at page 361. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
