party of the first part, and
HAROLD H. WEBER and CATHERINE D. WEBER, his wife, both
residing at 6 Nathan Hale Drive, Setauket, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York, shown and designated as Lots 88, 89 and 90 on the
"Amended Map of Peconic Bay Estates", filed in the Office of the Clerk of
the County of Suffolk on 5/19/33 as Map No. 1124 and more particularly
bounded and described as follows:

y being the northwest corner of land of the Town of Southold and the northeast

RUNNING THENCE from said point or place of beginning along the land
of the Town of Southold, the following two (2) courses and distances:
(1) South 29 degrees 19 minutes 40 seconds West, 137. 82 feet;
(2) South 17 degrees 13 minutes 00 seconds West, 20. 98 feet to land now
or formerly of Posillico;
THENCE along said land, South 79 degrees 54 minutes 00 seconds West,
91. 63 feet to the division line between Lots 87 and 88 as shown or, the above
mentioned map;
THENCE along said division line, North 10 degrees 06 minutes 00 seconds
West, 125 feet to the southerly side of Bayshore Road;
THENCE along the southerly side of Bayshore Road, North 79 degrees
54 minutes 00 seconds East, 188. 89 feet to the aforementioned corner, the

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
