)_ WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
l(/ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

lying and being 49m at Arshanomoque , Town of Southold, County of Suffolk, and
i State of New York, known and designated on a certain map entitled
"Revised Map of Peconic Bay Estates" made by Otto W. Van Tuyl , Engineer
and Surveyor of Greenport, New York, June 28 and filed in Suffolk
County Clerk' s Office on July 30., 1928 as Map No. 658 , as and by part
of lot 64 , being more particularly bounded and described, according to
said map, as follows :
BEGINNING at a point on the easterly side of Bayshore Road where the
said easterly side of Bayshore Road is intersected by the northerly
line of land of Henry W. Burt, said line also being the division line
etween lots 64 and 65; runn3 thence the following two courses and
istances along the easterly side o yshore Road, (1) North 16 degrees
59 minutes 20 seconds West 25.02 feet th an iron stake, (2) North 23
degrees 51 minutes Wesk24 . 98 feet _to -a pipe; thence North 69 degrees 34
minutes east 138 . 0 feet to t"n ordinary high water mark of Peconic Bay;
thence southerly along the ordinary high water mark of Peconic Bay as
measured by the following tie line course and distance: south 25 degree
02 minutes 40 seconds east 58 .70 feet to land of Henry W. Burt and the
division line between Lots 64 and 65 ; thence south 73 degrees 00 minutes
40 seconds west along the last mentioned land and line 143 feet to the
easterly side of Bayshore Road and the point or place of BEGINNING.
SAID PREMISES being commonly known as No. 4805 Bayshore Road, Greenport,
New York.
BEING the same premises conveyed to the party of the first part and
ROBERT HOLLEY, who died a resident of Nassau County on January 4 , 1977,
by deed dated August 30 , 1971 and duly recorded in the Office of the
Clerk of Suffolk County on September 8 , 1971 in Liber 7000 , page 535.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and.year first above
