BEGINNING at a point on the northerly line of Manhanset Avenue,
said point being 60. 76 feet westerly along said line from the
westerly line of Fiddler Lane, from said point of beginning; and
RUNNING along land of the party of the first part and others in a
general northerly direction a distance of 388. 46 feet to land now
or formerly of Oakes;
THENCE along land of Oakes in a general westerly direction 20. 97
feet to land of St. Agnes Cemetery;
THENCE along land of St. Agnes Cenetery in a generally southerly
direction a distance of 379. 58 feet to the northerly line of
Manhanset Avenue;

BEING AND INTENDED TO BE the same premises conveyed to the grantors e
herein by John Bauer, Sr. by deed dated August 24, 1966 and recorded in
the Suffolk County Clerk' s Office on August 30, 1966 in Liber 6022 of
deeds at page 149 .
The above described parcels when taken together are bounded and de-
scribed as follows : •
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being near the
Village of Greenport, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows: BEGINNING at the cor-
ner formed by the intersection of the northerly side of Manhanset
Avenue with the westerly side of Fiddler Lane; and THENCE North 68
degrees 35 minutes 50 seconds West, along the northerly side of Man-
hanset Avenue, a distance of 80. 60 feet; THENCE North 5 degrees 38
minutes 20 seconds West, along the lands of St. Agnes Cemetery, a
distance of 379.58 feet; THENCE North 84 degrees 50 minutes 50 sec-
onds East, a distance 20.97 feet; THENCE South 5 degrees 09 minutes
10 seconds East, a distance of 280 feet; THENCE North 84 degrees 50
minutes 50 seconds East, a distance of 100 feet to the westerly side
of Fiddler Lane; and THENCE along the westerly side of Fiddler Lane,
