New York, known and designated as and by Lot No. 24 on a certain map entitled,
"Map of Subdivision Willow Point" and filed in the Suffolk County Clerk's Office on
June 16, 1966 under the Map No. 4652, said lot being more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of Willow Point Road said point being
distant 205.00 feet northeasterly as measured along the northerly side of Willow
Point Road from the extreme easterly end of a curve connecting the northerly side
of Willow Point Road and the easterly side of Bay Home Road; RUNNING THENCE North
00 degrees i6 minutes 20 seconds East along the division line between lots 23
and 24 on the above mentioned map, 148.73 feet to a dredged canal; THENCE South.
88 degrees 26 minutes 20 seconds East along said dredged canal 110.04 feet to
the division line between lots 24 and 25 as shown an the above mentioned map;
THENCE South 16 degrees 09 minutes 00 seconds-East along said last mentioned'
division line 127.44 feet to the northerly side of Willow Point Road; THENCE
along the northerly side of Willow Road, the following two courses and distances:
(1) southwesterly along the arc of a curve bearing to the right having a radius
of 298.79 feet a distance along said curve of 99.08 feet; (2) South 87 degrees
15 minutes 10 seconds West 49.84 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed recorded in the Suffolk County Clerk's Office in Liber 11938 page
653.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
; abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second pair forever.
AND the party of the first part covenants that the party of the first par[ has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the t. ien Law, covenants that the party of.the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
