ASHBY and JANET ASHBY, his wife, both residing t 16 Bayberry Lane, Smithtown, New York, party of the first part, and ALEXANDER SCOTT and HARRIET J. SCOTT, his wife, both residing at 286 Ivy Avenue, Westbury, New York, i M L � party of the second part, WITNESSETH, that the party of the first part, in consideration of TEN ($10. 00) dollars, `tlil and other good and valuable consideration, lawful money of the United States, paid by the party of the second part, does- hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows : BEGINNING at an iron pipe set at the southwesterly corner of land of Greenhalgh on the boundary line between land of the party of the first part and land of Sealshipt Oyster Company, running thence on the extension westerly of the northerly line of said land of Sealshipt Oyster Company, N. 820 411 20" W. -70. 05 feet to an iron pipe; thence along other land of said party of the first part, three courses as follows : (1) N. 250 44 ' 30" W. 84. 97 feet; thence (2) northerly on a curve to the left having a radius of 35 feet, a distance of 35. 0 feet; thence (3) N. 60 56 ' 50" E. 32. 50 feet to land of Hill; thence along said land of Hill , S. 830 031 10" E. -99 . 98 feet to said land of Greenhalgh; thence along said land of Greenhalgh, S. 70 00 ' 30" W. - 133. 92 feet to the point of beginning. Subject to a right of way 12. 5 feet in width and about 80 feet in length across the northwesterly end of the premises. Together with a right of way 12. 5 feet in width along the north- westerly line of the premises . Also with a right of way 25 feet in width along the northwesterly line of the premises , northerly about 280 feet and then easterly about 88 feet to a 50 foot right of way, thence continuing easterly over said 50 ffot right of way about 168 feet to Sixth Street at a point opposite the westerly end of Clark Street. TOGETHER with a right to use the "Community Beach" which said "Community Beach" shall be reserved solely for the purpose of recreation and use of the various owners of properties known as "Cove Circle" , and shall be subject to such reasonable rules and regulations as the parties of the first part, or their successors or assigns may impose.
