part, does hereby remise, release and quitclaim unto the party of the second part, tle heirs or successors and

as follows:
i BEGINNING at the corner formed by the intersection of the southerly
Iside of Front Street and the westerly side of Seventh Street; running thence
; South 7 degrees 09 minutes 00 seconds West along the westerly side of
Seventh Street, 127. 68 feet to land now or formerly of George Capon; running
thence along land now or formerly of George Capon, North 89 degrees 58

Richter; running thence along land now or formerly of Ernest Richter,
North 7 degrees 07 minutes 40 seconds East, 127. 24 feet to the southerly k;-

North 89 degrees 33 minutes 30 seconds East, 50. 40 feet to the point or }
place of beginning.
BEING AND INTENDED TO BE the same premises conveyed by Anna
Emma Richter to Ernest F. Richter and Arthur M. Richter (now deceased)
Dy deed dated January 25, 1960 and recorded in the Suffolk County Clerk's
Office on January 29, 1960 in Liber 4761 of deeds at page 597.

i TOGETHER with all right, title and interest, if any, of the party of the first rart in and to any streets and
i roads abutting the above described premises to the center lines thereof; TOGETHER wah the appurtenances
I and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND ^'O
!I HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sante first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
