WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

BEGINNING at a point on the westerly line of Manhaset Avenue, 260.24
feet southerly along said westerly line from the southerly line of
Champlin Place, said point of beginning being the point where said
westerly line is intersected by ordinary high water mark of Sterling
Basin; from said point of beginning running along said westerly line t
of Manhaset Avenue, three courses , as follows : (1) South 34 degrees
57 minutes 20 seconds East 283.0 feet to a monument; thence (2) South
41 degrees 00 minutes 50 seconds East 453 .40 feet to a monument;
thence (3) South 60 degrees 56 minutes 50 seconds East 35.90 feet;
thence along land of the St. Agnes Cemetery, South 21 degrees 18 a
minutes 10 seconds West 800 feet, more or less , to said ordinary

high water mark of Sterling Basin; thence northwesterly and then
northerly along said high water mark of Sterling Basin about 1450
feet to the point of beginning.
Containing about 8-1/2 acres, more or less.
BEING and intended to be the same premises conveyed to the party of
the first party by deed dated July 29 , 1960 and recorded in the Office
of the Clerk of the County of Suffolk on August 1, 1960 in Liber 4850
of conveyances at Page 389 .
TOGETHER with all right, title and interest, if any, of the parties

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

RIDER TO DEED BETWEEN STERLING HARBOR
MARINA, INC , AND ROBERT PRESTON, ET AL,
DATED NOVEMBER 26, 1975
road or avenue, open or proposed, in front of or adjoining said
premises , to the center line thereof, and all right, title and
interest, if any, of the parties of the first part in and to the
adjacent lands under the waters of Sterling Basin.
TOGETHER with the right, title and interest to the land now or
formerly under the waters of Sterling Basin adjoining the premises
above described as granted by Letters Patent recorded in the
Office of the Secretary of State, Albany, New York, in Book of
Patents No. 75 at page 674.
SUBJECT TO a certain consolidation extension modification and
spread agreement made by and between the party of the first part
and Ruth F. Preston, said agreement is dated January 31, 1974
and was recorded May 8 , 1974 at the office of the Clerk of the
; County of Suffolk in Liber 7063 at Page 26 and on which agreement
= there is now due the sum of $51, 000 .00 and that the parties of
Wthe second part hereby assume and covenant to pay such debt as
. part of the consideration of the conveyance.
