LIBER 7648 PACE14 /ry THIS INDENTURE,made the 30th day of May nineteen hundred and seventy—four F,, BETWEEN LOUIS• HODOR, residing at 145 Aragon Avenue, Coral Gables, 67- )4,63 Florida party of the first part, and THOMAS FORD ANN /QUILLIN, JR. , and SHIRLEY/QUILLIN, his wife, both residing at 640 First Street, Greenport, New York f l In party of the second part, WCENESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration p y party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, at Arshamomoque, County of Suffolk State of New York, bounded and described as follows: \ BEGINNING at the northwesterly corner thereof at a point formed by the intersection of the southerly line of lands of the Long Island Railroad Company with the easterly line of Kerwin Boulevard, so called, as shown on a certain map entitled "Amended Map A. Peconic Bay Estates, situate at Arshamomoque, Town of �ISouthold, New York, " made by Otto W. Van Tuyl under date of a. May 12, 1933, and filed in the Suffolk County Clerk's Office as 9Map No. 1124; running thence along the southerly line of land of said Long Island Railroad Company, north 550 01' 40" east 260 feet, more or less to a point at the high water mark of Pipes Neck Creek as shown on said Map No. 1124; running thence southeasterly along said high water mark and along a tie line south 510 43 ' 50" east or distance of 131.89 feet to a point; running thence south 550 O1' 00" west 298 feet more or less to a monument set at the easterly side of Kerwin Boulevard; running thence along the easterly side of Kerwin : Boulevard in a northwesterly direction north 340 59 ' 00" west 126. 34 feet to the point or place of beginning. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof: TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said pre.-nixes; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and a;ag-us of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party o the first part will receive the consideration for this conveyance and will hold the right to receive such considf eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
