OT Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and
beinginthe Town of Southold, County of Suffolk and State of New York,
being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Kerwin Boulevard
A atthe northwesterly end of a line having a length of 167 . 32 feet,
said line connects the northwesterly side of Kerwin Boulevard with
}_ the northerly side of Bayshore Road; running thence from said point
or place of beginning along the northeasterly side of Kerwin Boulevard,
North 34 degrees 59 minutes West 308. 66 feet to land now or formerly
of Fuchs; running thence along said land, North 47 degrees 17 minutes
East 478+ to the ordinary high water mark of Pipes Neck Creek; running

boundary line of land on the Amended Map A of Pe—conic Bay Estates,
filed in the Office of the Clerk of the County of Suffolk, New York,
as Map No. 1124; running thence along the westerly boundary line of
said land on said map, South 16 degrees 54 minutes West 250. 00+ to
the northerly side of Bayshore Road; running thence along the northerly
side of Bayshore Road; South 79 degrees 54 minutes West 145. 11 feet to
the southeasterly end of the line first above mentioned and running
thence along said line, North 68 degrees 22 minutes 50 seconds West
167 . 32 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises heretofore conveyed to
the party of the first part herein by deed dated January 5, 1976,
and recorded in the office of the Clerk of Suffolk County on
January 8, 1976 , in Liber 7969 at Page 567.
SUBJECT TO a purchase money mortgage in the sum of $12 ,969.(12, intended
to be recorded herewith.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
.arty of tFe s_cond part,the heirs or successors and tcsigns of the party of the second Fart forever.
And the Farty c` the first part covenants that the party of the first Fart has not done or suffered anything whereby the
szid premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
p�.rt will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
rrent of the c,)st of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read"parties'whenever the sense of this indenture so requires.
