southerly along said high water mark from the point where said high
water mark would be intersected by the southerly line of Island View
Lane, said point of beginning being the southeasterly corner of land
of Martocci; from said point of beginning; RUNNING southerly along
said ordinary high water mark, 125 feet, more or fess, to the north-
easterly corner of the"Beach Area"; THENCE along said "Beach Area"
south 76 degrees 30 minutes 00 seconds west, 50 feet ; THENCE through
a right of way north 58 degrees 44 minutes 00 seconds west, 100. 82
feet; THENCE still through said right of way north 11 degrees 10
minutes 30 seconds west, 60 feet to an iron pipe and said land of
Martocci; THENCE along said land of Martocci north 79 degrees 32
minutes 20 seconds east, 112 feet , more or less, to the point of
BEGINNING. Containing 12, 500 square feet.
TOGETHER with a right of way over said right of way from the south-
easterly corner of the premises northerly about 260 feet to Island
View Lane.
TOGETHER with a right of way over said Island View Lane to Bayshore
Road shown on filed map #1124 and also continuing easterly over said
Island View Lane about 175 feet to Peconic Bay.
TOGETHER with a non-exclusive right of way of ingress and egress over

from said point of beginning; RUNNING along said southerly line of
said "Island View Lane" , south 85 degrees 40 minutes 30 seconds east,

southerly from the southerly line of Horton Barr; THENCE southerly
along said ordinary high water mark of Peconic Bay to a point which
is south 13 degrees 30 minutes east, 200 feet from the last mentioned
point; THENCE at right angles to the last described course south 76
j degrees 30 minutes west , 80. 00 feet to ordinary high water mark of
j the creek; THENCE northerly along said ordinary high water mark of
the creek to a point which is north 10 degrees 38 minutes 20 seconds
west, 200. 25 feet from the last described point; THENCE westerly
along ordinary high water mark of the creek to the southeasterly
corner of said land of Melvin Greer, being north 83 degrees 22
minutes west, 91. 38 feet from the last described point; THENCE along
said land of Melvin Greer, two courses as follows :
1. North 7 degrees 50 minutes 30 seconds west, 130. 0 feet;
2. North 11 degrees 10 minutes 30 seconds west, 167 . 85 feet to tie
point of BEGINNING.
EXCEPT, however, rights of others to raise a bulkhead along said
beach if they so desire in the future, while still providing, however,
adequate general beach use to the party of the second part.

SUBJECT to covenants, restrictions , agreements and easements of
record, if any, now in force and effect.
