Suffolk as Map No. 481, which map is entitled, "Survey of the Claudio and Buck-.`` ley Property on Atlantic Avenue, Greenport, Suffolk County, New York, for Willard T. Wright, C.H. Bateman, Engineer and Surveyor, Shelter Island, Suffolk County, New York, December 1905" as Lot #1, said Lot #1 being bounded and described as follows: BEGINNING at a monument at the corner formed by the intersection of the northerly side of Bridge Street and the easterly side of Atlantis Avenue; RUNNING THENCE along the easterly side of Atlantic Avenue North 17° 33' 20" West, 44. 0 feet to the division line between Lot #1 and Lot #2; RUNNING THENCE North 72° 50' 10" East, along said last mentioned division line 100.0 feet; RUNNING THENCE South 17' 33' 20" East, 45. 64 feet to the northerly, ' side of Bridge Street; RUNNING THENCE South 73° 46' 40" West, along the northerly side of Bridge Street 100.03 feet to the point or place of BEGINNING. SUBJECT TO any state of facts an accurate survey might show and to covenants, restrictions, easements , agreements, reservations and zoning regulations, if any, of record. BEING & INTENDED TO BE the same premises conveyed to the parties of the first part by deed from Lawrence T. Lakowitz dated August 1, 1975 recorded at the Suffolk County Clerk' s Office at Liber 7884 cp 547 ox August 1, 1975. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER. with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
