party of the first part, and FREDERICK E. HULSE, JR. , residing at 615 Bailey Avenue,
Greenport, New York,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being igAkos near the Village of Greenport, in the Town of Southold, Suffolk
County, New York, generally bounded and described as follows: Northerly by
land of the Village of Greenport, 134 feet, more or less; Easterly by land now
or formerly of Hitchcock, 324 feet, more or less; Southerly by Main Road
(Route 25), 135 feet; and Westerly by land now or formerly of Benjamin, 353
feet, more or less.
BEING and intended to be the same premises conveyed to the party of the
►q first part by the following three deeds, to wit:
„1 (1) Deed dated March 7, 1935, from Frederick Keese and Millie Keese,
to Frederick Elbert Hulse, recorded in the Suffolk County Clerk's Office on
ti �I March 11, 1935, in Liber 1804 of deeds at page 257.
X (2) Deed dated May 9, 1935, from Frederick Keese and Millie Keese to
Frederick Elbert Hulse, recorded in the Suffolk County Clerk's Office on May 13,
1935, in Liber 1812 of deeds at page 67.

L'- CC Hulse and recorded in the Suffolk County Clerk's Office on January 15, 1952, in
Liber 3310 of deeds at page 552.

n TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
rill roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
_ AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
^" of the first part will receive the consideration for this conveyance and will hold the right to receive such consld-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
<< the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
