Y. , ^_ and LINDA JENNINGS FRANCISCO, residing at Horse Neck Path, ti Lloyd Neck Road 3 , Huntington, New York party of the first part, and ` ARTHUR LeROY FRANCISCO, residing at /J'3 (6• 9C2 Sit' V.7. party of the second part, Q WITNESSETH, that the party of the first part, in nnuidcration of ten dollars and other valuable consideration LL paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second wart forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate, lying and beingibxAm west of the Village of Greenport, in the Town o� Southold, County of Suffolk, and State of New York, bounded and described as follows : BEGINNING at a point on the southerly line of Middle Road at the northeasterly corner of the premises herein described and the northwesterly corner of land of Sledjeski; from said point of beginning along said land of Sledjeski, two courses as follows : (1) South 09 degrees 41 minutes 40 seconds East, a distance of 739. 78 feet ; thence (2) South 72 degrees 13 minutes 20 seconds West, a distance of 272. 27 feet ; running thence through other land of the party of the first part, North 28 degrees 28 minutes 50 seconds West, a distance of 572 .48 feet to said southerly line of Middle Road; running thence along said southerly line of Middle Road two courses as follows : (1) North 53 degrees 24 minutes 30 seconds East, a distance of 134.90 feet; thence (2) North 52 degrees 37 minutes 30 seconds East, a distance of 376. 74 feet to the point or place of BEGINNING, said premises containing 5 . 6046 acres according to 'purvey by Otto W. Van Tuyl & Son, Licensed Land Surveyers , dated September 25 , 1963. BEING the same property described in deed dated 12/28/63, made by ,Arthur LeRoy Francisco To Arthur L. R. Francisco, Jr. , and Linda Jennings Francisco, his wife, which deed was filed in the office of Clerk of Suffolk County on 12/30/63 in Liber 5475, page 126. TOGETHER with all right, title and interest, if ane, of the party of the first part in and to any streets and II roads abutting the above described premises to the ,cuter lines thereof; T0(-,ETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO l� MOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration f<,r thi< conyevance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appy I' the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
