C0 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release onto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Tow'ti of Southold , County of Suffolk and State of New
York as shown and designated on a certain map entitled "Map of
n. Greenport Shores , Section One, Greenport, Town of Southold, New York"
and filed in the Office of the Clerk of the County of Suffolk on

-June29, 1950 as Map No. 1759 as and by the lot numbered 3 and the
southerly half of Lot numbered 2 , which said lot and part of lot
when taken together as one parcel are more particularly bounded
and described as follows :
BEGINNING at a point on the easterly side of Shore Drive distant
127. 7 feet southerly when measured along the easterly side of Shore
Drive from the corner formed by the intersection of the easterly
.ide of Shore Drive and the southerly side of Shore Drive, which
said beginning point is also where the dividing line between Lots
3 and 4 on said map intersects the easterly side of Shore Drive;
running thence north 6 degrees 19 minutes 20 seconds east along the
easterly side of Shore Drive 75 feet; thence south 83 degrees 40
minutes 40 seconds east 125 feet to land now or formerly of the
Harry C. Steinmetz Estate; thence south 6 degrees 19 minutes 20
seconds west along the land now or formerly of the Harry G. Steinmetz
Estate 75 feet; thence north 83 degrees 40 minutes 40 seconds west
125 feet to the easterly side of Shore Drive at the point or place
of beginning.
BEING THE SAME PREMISES conveyed to the party of the first part
by deed made by Angelo Angona dated December 30, 1970 and recorded
January 18 , 1971 , in the office of the Clerk of Suffolk County in
Liber 6870 of Deeds , at page 497.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
