DILLON, residing at 16 Davison Avenue, East Rockaway, New York, PATRICIArKIL.LSOpRAN, residing at 5326 Beach 22nd Street, Far Rockaway, New York, ANTHONY OLIVIERO, Tesiding at 107-40 Queens Blvd. , Forest Hills, New York, and ANN SHEEHAN, residing at 48 Cunningham Avenue, Floral Park, New York, party of the second part, as tenants in common, IAritnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consjdara0en paid by, -of thaseoend part, does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and jbeinghDdfoa near Greenport Village, Town of Southold, County of Suffolk, and State of New York, and described as Lot No. 16 on a certain map entitled, "MAP OF EASTERN SHORES AT GREENPORT," filed in the Office of the Clerk of the County of Suffolk on April 27, 1964 as Map No. 4021, which said lot is bounded and described as follows: BEGINNING at the corner formed by the intersection of the southerly side of Sound Drive with the westerly side of McCann Lane; RUNNING THENCE South 18 degrees 06 minutes 20 seconds East, along the westerly side of McCann Lane, 150.10 feet; THENCE South 74 degrees 04 minutes 10 seconds West, 151.65 feet to land now or formerly of Burt; THENCE North 15 degrees 55 minutes 50 seconds West, along land of Burt, 150.00 feet to the southerly side of Sound Drive; and RUNNING THENCE North 74 degrees 04 minutes 10 seconds East along the southerly side of Sound Drive, 145.96 feet to the corner aforesaid, the Point or Place of BEGINNING. TOGETHER with beach rights and access thereto as described in grant made by H.J.S. Land & Development Corp. , and J.M.S. Land & Development Corp, to Eastern Shores Inc. , dated the 17th day of March, 1965 and recorded in the Suffolk County Clerk's Office on March 18, 1965 in Liber 5716 at Page 16. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay- . ment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
