BAKER-FIRESTONE, INC. , a ni . T corporation,
having an office at 373 Park Avenue, New York City, New

party of the second part,
�^ WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consi&ration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, sivtate,
j lying and being in the Town of Southold, Suffolk County, State of New York,
I bounded and described as follows:
BEGINNING at the intersection of the northerly line of Main Road with
the easterly line of Chapel Lane and running thence along the easterly
`�. line of said Chapel Lane, N. 220 18' 30" W.-625.22 feet to land of the
Long Island Lighting Co. ; thence along said land of the Long Island
Lighting Co. , 3 courses as follows: (1) N. 670 41' 30" E.-100.0
feet; thence (2) N. 220 18' 30" W. -40.0 feet; thence (3) N. 20 54' 50"
W. -260 feet; thence along land now or formerly owned by Edwin H. King,
2 courses, �s follows: (1) S. 880 22 ' 40" E.-550.0 feet; thence (2)
S. 120 06' 20" E. -550.0 feet to said northerly line of the Main Road;
thence along said northerly line of the Main Road, 2 courses, as fol--
lows: (1) S. 510 03' 00" W.-269. 64 feet; thence (2) S. 560 02' 30"
W. -340.36 feet to the point of beginning.
Together with any right, title and interest of the grantor, if any,
in and to Chapel Lane and Main Road abutting the premises.
Being the same premises described in and conveyed to the grantor
herein by deed dated July 2nd, 1953, and recorded in the Suffolk
I� County Clerk' s Office on July 2nd, 1953, in Liber 3540, Page 403,
of Conveyances.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
This conveyance has been executed and delivered with the written
consent of all of the shareholders of the grantor herein.
i AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of 1
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
�I oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
II any other purpose.
The word "party" shall be construed as if it read "p " whenever the sense of this indentpre so requires.
