WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-

follows:
BEGINNING at a point on theuesterly line of Manhanset Avenue,
110 feet southerly along said westerly line from the southerly line
of Champlin Place, said point of beginning being the southeasterly
corner of land now formerly of Mary C. Zipkas; from said point of
beginning running thence along said westerly line of Manhanset Avenue
two courses as follows:
(1) South 20 degrees 12 minutes 30 seconds East 93.86 feet; thence
(2) South 34 degrees 57 minutes 20 seconds East 16 feet, more or less,
to the ordinary high water mark of Sterling Basin; thence westerly along,
said high water mark 50 feet, more or less , to land now or formerly of
Robert H. Preston and LaGrant R. Chapman; thence along land last men—
tioned South 78 degrees 15 minutes West 150 feetimore or less, to the
easterly line of a '$0 feet private road known as Robinson Road; thence'
along said easterly line of Robinson Road, North 31 degrees 24 minutes
40 seconds West 30 .0 feet to land now or formerly of Peter Zipkas;
thence along land last mentioned North 58 degrees 35 minutes 20 seconds
East 100.0 feet to said land of Mary C. Zipkas; thence along land last
mentioned North 49 degrees 38 minutes 50 seconds East 109. 96 feet to
said westerly line of Manhanset Avenue and the point or place of
beginning.
TOGETHER with a right of way over said 50 foot private road known
as Robinson Road from the southeasterly corner of the premises above
described northerly about 155 feet to Champlin Place.
BEING and intended to be the same premises conveyed by Ada Bell
Latham to party of the first part by deed dated September 14 , 1965,
and recorded in Suffolk County Clerk 's Office on September 29 , 1965 , in
Liber 5830 at Page 474 and designated as Lot 5 on a survey made by
Otto Van Tuyl and Son dated May 21 , 1957.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appur
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns
of the party cif the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything.
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first pan will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
