BEGINNING at a concrete monument set on the easterly line of Inlet
043.00 Lane, 300.0 feet southerly along said easterly line from its inter-
mLOCK section with the southerly line of Manhanset Avenue, being the north-
westerly corner of land of Walter Mills; from the said point of be-
ginning running northerly along said eastetly line of Inlet Lane,
05.00 100.0 feet to a concrete monument and land of Straussner; thence
easterly along said land of Straussner, being at an 1 angle of ninety
degrees with said easterly line, 320 feet I more or ess, to the high
water line of Gull Pond Inlet; thence southwesterly along said high

of Walter Mills; thence westerly along said land of Walter Millst,
being parallel with the northerly line of the premises herein de-

or to the waters and land under the waters of Gull Pond Inlet to the
center line thereof, adjacent to the above-described property. The
above description has been prepared by Otto W. Van Tuyll, Licensed
Surveyor, from surveys made by him.
BEING the same premises conveyed to Esther Newman by deed dated Au F5 St
28, 1951, executed by Inez Fordhamt and recorded on September lt 1 19
in the office of the Clerk of Suffolk County inLIber 3259, page 52
of Deeds.
Together with the right, title and interest of the party of the first
part in or to that portion of Inlet Lane adjacent to the above-described
operty to the center line of said roadli but subject to its use as a
P3 ad or highway, whether public or private.

Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abuning
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of thefirst part in and to said premises;To HaveAndTo Hold the premises herein granted untothe
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of thefirst part has not done orsuffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants thatthe party of thefirst part
will receivethe consideration forthis conveyance and will holdthe rightto receive such consideration as a trustfund
to be applied firstfor the purpose of paying the cost of the improvement and will apply the same first tothe payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
