ARM OF UNIT DEED 21 as
THIS INDENTURE, made the 14th day of July 1980 between
Race Village Corp. , a New York corporation, having an office
at 13 West 54th Street, New York, N.Y. 10019 "Grantor" , and
Douglas J. Marques and Lillian M. Marques residing at
3 Eastwoods Drive, Huntington, New York 11743 "Grantee" ,
W I T N E S S E T H:
That the Grantor, in consideration of Ten Dollars and
other valuable consideration paid by the Grantee, does hereby
grant and release unto the Grantee, the heirs or successors

The land on which the building containing the Unit is
Wlocated (and on which the other .buildings forming a part of
e property are located) is described as follows: _
ALL that certain plot, piece or parcel of land, with

the Town of Southold, County of Suffolk and State of New
York, more particularly bounded and described as follows:
BEGINNING at the Southeasterly corner of land now or
formerly owned by Jack Levin and being the Southwesterly
corner of land herein described on the Northerly line of
Middle Road (C.R. 27) ;
THENCE along said land now or formerly of Jack Levin,
North 28 degrees 00 minutes West, 365 feet more or less
to the ordinary high water mark of Long Island Sound;
THENCE Northeasterly along said high water mark 400
feet more or less to other land now br formerly of Jack
Levin;

THENCE along said last mentioned land, South 24 degrees
33 minutes 30 seconds East, 435 feet more or less to the
Northerly side of Middle Road;
THENCE South 62 degrees 00 minutes 00 seconds West,
along said side of Middle Road, 366 .68 feet to the point or
place of BEGINNING.
TOGETHER with an undivided 1/16 interest appurtenant
to the Unit in the common elements of the property (herein—
after called the "common elements" ) ;
TOGETHER with an easement for the non—exclusive use of
the open parking spaces by the Grantee, Grantee' s lessees,
guests. and invitees and residents of the Unit;-
TOGETHER with an easement for the continuance of all
encroachments by the Unit on any adjoining units or common
elements or limited common elements now existing as a result
of construction of the building or which may come into exist—
ence hereafter as a result of settling or' shifting of the
building , or as a result of repair or restoration of the
building or of the Unit after damage or destruction by fire
or other casualty, or after a taking in condemnation or
eminent domain proceedings, or by reason of an alteration or
repair to the. common elements, so that any such encroachments
may remain, so long as the building shall stand;
TOGETHER with an easement in common with the owners of
other units to use any pipes, wires, ducts, cables, conduits ,
utility lines, flues and other common elements located in any
of the other units or elsewhere on the Property, and serving
the Unit;
TOGETHER with the appurtenances and all the estate and
rights of the Grantor in and to the Unit;
TOGETHER also -with a right of way through the common
elements to the public streets;
TOGETHER also with the easements and benefits, if any,
created by the Declaration, which are incorporated herein by
reference as though fully set forth herein;
TOGETHER with and SUBJECT to all easements of necessity
in favor of the Unit or in favor of other units or the common
elements;
SUBJECT to rights of the People of the State of New York
in those portions of the common elements now or formerly under
the waters of Long Island Sound;
SUBJECT to a mortgage in the sum of $18, 750. 00 held by the Roslyn
Savings Bank.
