BEGINNING at a monument on the northeasterly side of Maple Lane (a
Private Road) where the same is intersected by the southerly side
of Main (State) Road, said point of beginning being the northwesterly
corner of the premises herein described;
running thence from said point or place of beginning along the south-
erly side of Main(State) Road the following three (3) courses and
distances :
(1) North 66 degrees 39 minutes 50 seconds East 25.04 feet;
(2) North 66 degrees 57 minutes 10 seconds East 95. 56 feet; and
(3) North 71 degrees 44 minutes 30 seconds East 90. 19 feet to a
monument and land now or formerly of R & Z Kaplan;
thence along said last mentioned land South 34 degrees 34 minutes
40 seconds East 240 feet to other land of North Fork Equities, Inc. ;
running thenceon said last mentioned land South 55 degrees 25 min-

the point or place of BEGINNING.
TOGETHER with an easement of ingress and egress from the premises
above described to the nearest public highway.
TOGETHER with beach rights in and to that area adjoining Gardiner's
Bay designated as "reserved for beach area" on a certain subdivision
map filed in the Office of the Clerk of the County of Suffolk on
September 10, 1957, as Map No. 2752.
TOGETHER with an easement of ingress and egress over those roads
shown on the filed subdivision map leading to the reserved for beach
area hereinabove described.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, reservations and utility easements
of record, if any.
SUBJECT to covenants and restrictions as set forth in Schedule A
annexed hereto and made a part hereof.
BEING AND INTENDED to be a part of the same premises that was conveyed
to the party of the first part from Jack Kaplan, Jill Kaplan, Barbara
Kaplan, Deborah Kaplan and Phyllis Kaplan by deed dated October 12,
1979, and recorded in Suffolk County Clerk's Office in Liber 8726,
page 18, on November 8, 1979.
THIS conveyance has been made with the unanimous consent in writing
of all the stockholders of the party of the first part.
