as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Sound
/ Drive with the westerly side of McCann Lane; running thence South 18 degrees,06
minutes 20 seconds East, alona the westerly side of McCann Lane, 150.10 feet;
thence South 74 degrees 04 minutes 10 seconds West, 151.65 feet to land now or
formerly of Burt; thence North 15 degrees 55 minutes 50 seconds West, along''land
of Bart, 150.00 feet to the southerly side of Sound Drive; and running thence North
74 degrees 04 minutes 10 seconds East along the southerly side of Sound Drive,
145.96 feet to the corner aforesaid, the Point or Place of BEGINNING.
TOGETHER with beach rights and access thereto as described in grant made by
H.J.S. Land & Development Corp., and J.M.S. Land & Development Corp, to Eastern
Shores, Inc. , dated the 17th day of March, 1965 and recorded in the Suffolk County
Clerk's Office on March 18, 1965 in Liber 5716 at page 16.
Grantees herein being the grantees in a certain deed dated June 12, 1973 recorded
7 in the Office of the Clerk of the County of Suffolk on July 12, 1973 in Liber 7440,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or buffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideratipp for this conveyance and will hold the right to receive such consid-
eration as a trust.fund to•be applied fit3t for the purpose of paying the cost of the improvement and will apply
