WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
Otpart,does hereby remise,release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
3 U ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
T lying and being imlik at Arshamomaque, Town of Southold, County of Suffolk
tQ\ and State of New York, bounded and described as follows :-
0 /0000 BEGINNING at a point on the easterly side of a private 25 foot
road leading Southerly from the North Road where the same is inter-
sected by the southerly side of land now or formerly of H.J. Brown,
formerly of Wallace H. Gibson and Martha Gibson, his wife; running
thence North 70 degrees 00 minutes East along said land of Brown,
150.0 feet; thence southerly parallel to the easterly side of said
private road, 75.0 feet; thence westerly along land now or formerly
G 4 of Pitman, 150.0 feet to the easterly side of said private road;
and thence northerly along the easterly side of said private road,
75.0 feet to the point or place of BEGINNING.
TOGETHER with a right of way over said private road leading from
the southwesterly corner of the premises above described northerly
`J\ to the North Road; and also Southerly to the right of way herein-
after described.
TOGETHER with a right of way 25 feet in width as now laid out
over land of Valentine Ruch IV, leading from Kings Highway or
North Road to the waters of Long Island Sound.
BEING the same premises conveyed to George D. Christophides
and Alexandra G. Christophides by Deed dated June 17, 1966,
recorded in the Suffolk County Clerk' s Office on the 21st day of
June, 1966 under Liber 5977, Page 386.x •
SUBJECT to a reservation by the parties of the first part of
a Life Estate in and to the house and property conveyed hereby.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of
cv� the party of the second part forever.
=: AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
