paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ivxtg at Mattituck, in the Town of Southold, County of Suffolk'and State of
New York, being more particularly bounded and described as follows:
BEGINNING at the northeasterly corner hereof at a monument set on the southerly side
of Sound Avenue at the northwesterly corner of land now or formerly of Hallock, ,which
said monument is distant easterly 4987 feet more or less from the corner formed by the
intersection of.the southerly side of Sound Avenue with the easterly side of Aldrich Lane;
RUNNING THENCE south 21 degrees 30 minutes east, along the land now or formerly
of Hallock, 172.50 feet and South 43 degrees 08 minutes 50 Seconds east, 27.50 feet
to land now or formerly of Sayre;
THENCE south 77 degrees 30 minutes 40 seconds west, along said last mentioned land,
143.62 feet to land now or formerly of Sabat;
THENCE north 21 degrees 29 minutes 40 seconds west, along said last mentioned land,
200 feet to an iron pipe set in the southerly side of Sound Avenue;
THENCE north 79 degrees 00 minutes 40 seconds east, along the southerly side of Sound
Avenue, 133.95 feet to the point or place of BEGINNING.
SUBJECT to the burdens of a certain Right of Way set forth on the survey of
Van Tuyl and Son dated June 10th, 1969 which is located over the northeasterly
20 feet of subject premises.

TOGETI-IER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.'
i AND the party of the first part covenants that the party of the first,part has not done or suffered anything
f whereby the said premises have been encumbered in any way whatever, except as aforesaid.
I AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
