WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
' paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirE
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
hyt lying and being in the Incorporated Village of Greenport, Town of Southold,
County of Suffolk and State of New York, known and designeited as LOc :
5 on a certain map entitled, "Map of Sterling Manor" and filed in the
Suffolk. County Clerk' s Office on June 18 , 1873 as Map No. 53, said to
being bounded and described as follows:
BEGINNING at a point on the northerly side of Bridge Street where
same is intersected by the division line between Lots 4 and 5 on said
map, said point being distant 192 . 27 feet 'easterly, as measured along
the northerly side of Bridge Street, from the corner formed by its
intersection with the easterly side of Main Street, and
`. RUNNING THENCE along said division line North 17 degrees 47 min-
utes 50 seconds West 140. 56 feet to the southerly line of land shown `
on the map of Sixty Lots at Greenport Belonging to John G. Champlin.

THENCE along the last mentioned map line North 74 degrees 06 P,1
minutes 20 seconds East 40. 00 feet to the westerly line of Lot 6 on
the aforesaid map of Sterling Manor;
THENCE along Lot 6 aforesaid South 17 degrees 54 minutes 20 sec=
onds East 140 . 57 feet to the northerly line of Bridge Street, and
THENCE along the northerly side of Bridge Street South 74 degree
07 minutes 00 seconds West 40. 27 feet to the point or place of
BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
