WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party•of thol second pact, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, iece or,parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the plvlattitucx, in the-Town f �outnotd, Courtly of Suffolk
and State of New York, on a certain map termed Subdivision Map of
Property owned by Abbie G. Conklin situate in Mattituck, Suffolk
County, New York, based on actual surveys completed 3/6/1937, being
designated as Lot #3, Block A on the above described map bounded on
the North by Pike Street, on the East by Lot #4 , on the South by
Lot #10 and on the West by Lot #2; being more particularly described
as follows :
€ BEGINNING at the northeasterly 'corner thereof which point is formed
by the intersection of the southerly line of Pike Street and the
westerly line of other lands of the party of the first part, which
point is distant 165.36 feet_ easterly, measured along the southerly sid
of Pike Street from a monument set at the northeasterly corner of
land now or formerly of William V. Duryea; running thence in a
southerly direction the distance of 260 feet to other lands of the
party of the first part; thence running in a generally westerly
direction a 'distance of 50 feet to other lands of the party of the
first part; thence running in a generally northerly direction a
distance of 260 feet to the southerly side of Pike Street; thence
running in a generally easterly direction a distance of 50 feet along
the southerly side of Pike Street to the point or place of beginning.
SUBJECT to covenants and restrictions of record.

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
