WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
DISTRICT ALL. that certain plot,piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New York, known and designated as the Northewesterly one-half of Lot

Suffolk on May 7th, 1914 as Map No 19l said part of lot being; more particularly

BEGINNING at a point on the northeasterly side of Bungalow Lane, where the same
LOT is intersected by the division line between Lots 8 an <9 on said map; and from
said point of beginning; running thence along said division line, North 49 degrees
15.minutes 00 seconds East 300.00 feet to the ordinary high water mark of Deep
Hole Creek (Gardeners Creek) ; running thence along the ordinary high water mark
of Deep Hole Creek on a tie line bearing South 28 degrees 08 minutes East a
distance of 47.09 feet to landnow or formerly of Smith Est. ; running thence alone
said land, South 49 degrees 15 minutes 00 seconds West 270.00 feet to the north-
easterly side of Bungalow Lane; running thence along the northeasterly side of
Bungalow Lane, North 63 degrees 59 minutes West 50.00 feet to the point or place'

Being and intended to be the same premises described in a deed to the party_of
the first,part dated 7/3/73 and recorded 7/18/73 in Liber 7444 at page 324.
SAID 'premises being also known as and by number 905-915 Bungalow Lane, Mattituck,
New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party,of the second part, the heirs or successors and assigns of
the party of the second part forever.
\' AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "panty" shall be construed as:if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party ofthe first part has duly executed this deed the day and year first above
