BETWEEN URSULA AHMUTY, residing at 336 Harvard `Avenue, 'Rockville Centre, New York,
as surviving tenant by the entirety (William R. Ahmuty Jr, having died on
March 11, 1975) of premises conveyed by a deed by Edward G. Pellettieri
and Philomena T. Pellettieri, his wife, to the grantor, dated 7/19/73

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New York, known and designated as Lot Number 60, on a certain map entitled Revised
Map of Peconic Bay Estates" made by Otto Van Tuyl, Engineer and Surveyor of Greenport,
N.Y. June 1928 and filed in the Suffolk County Clerk's Office on July 30, 1928 as Map
No. 658, which said lot is bounded and described as follows:

BEGINNING.at a monument set in the easterly side of Bayshore Road where same is
�' t^ intersected by the division line between lots 60 and 59 on the aforesaid map, said
�'t� y• point being distant 930.64 feet northerly from corner formed by the intersection of
easterly side of Bayshore Road with the northerly side of Island View Lane;
RUNNING THENCE South 23 degrees 51 minutes East along the said easterly side of
Bayshore Road, 50 feet to a monument;
THENCE North 66 degrees 09 minutes East along the northerly side of Lot 61 on said map,
149 feet through a monument to the highwater mark of Peconic Bay;
L&K. THENCE North 20 degrees 25 minutes West along said highwater mark of Peconic Bay,
50.09 feet to the southerly side of Lot 59 on said map;
THENCE South 66 degrees 09 minutes West 152 feet along said southerly side of Lot 59,
and through a monument to the easterly side of Bayshore Road, at the point or place of
BEGINNING.
w� ! Being the same premises as conveyed to WILLIAM R. AHMUTY JR. and URSULA AHMUTY, his
wife in deed from Edward G. Pellettieri and Philomena T. Pellettieri, his wife dated
7/19/73, recorded 7/23/73
The conveyance hereunder is subject to a mortgage by Southold Savings Bank dated
July 19, 1973 and recorded July 23, 1973 in the Suffolk County Clerk's Office in
Liber 6794 of mortgages page 17 in the principal sum of $30,600.00 with interest
thereon at the rate of 7 1/27, per year from July 19, 1973 until August 19, 1993 and
the grantees hereby assume and covenant to pay such mortgage debt and interest as part
of the consideration for this conveyance.
TOGETHER with all right, title and interest, if any, of the parry of the first part in and to any streets and
00 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
J all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
00. premises herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the

I AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
vy the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of the fust
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same fust to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
