BEGINNING at a point on the easterly side of Beach Road at a point
thereon distant l75/feet from the corner formed by the intersection oi
the easterly side of Beach Road and the southerly side of Bay Road;
RUNNING THENCE South 82 degrees 11 minutes 04 seconds East along the
land now or formerly of Ficurilli, 102.30 feet to a point;
THENCE South 04 degrees 21 minutes 20 seconds East along the western
side of Bay Road, 57.06 feet to a point;
THE~CE South 86 degrees 47 minutes 40 seconds West along the land now
or formerly of Moller, 100.02 feet to a point;
THENCE North 04 degrees 21 minutes 20 seconds West along the easterly
side of Bea~h Road, 76.62 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the ~ame premises conveyed to the party of
the first part by deed from Anton W. Ficurilli and Julia Ficurilli,
his wife, and John A. Orlowski dated 7/21/50 recorded in the Suffolk
County Clerk's Office on 8/8/50 in Liber 3110 cp 227 and as corrected
by deed dated 12/29/58 recorded in the Suffolk County Clerk's Office
on 12/30/58 in Liber 4566 cp 382.
TOGETHER with all right, title anu interest, if any, of the party of Ihe first part in anu to any streets and
roads abutting the ahove described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the ,first part covenants that th~ party of the first part has not done or suffered anything
whereby the said premIses have been encumbered In any way whatever, except as aforesaid,
AND the party. of the. first part, i~ com'pliance w~th Section 13 of the Lien Law, covenants that the party of
the first part wilt receive the conslderatlon (or thls conveyance and wm hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the .cost of the improvement and will apply
the same first to the payment of the cost of the Improvement before usmg any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
