Van Tuyl and Son, licensed land surveyors, Greenport, New York, dated July 1 , 1963, and filed in the office of the County Clerk of Suffolk County, New York on August 29, 1963, as Map No. 3853 . TOGETHER with the right to use, in common with others, Lot No. 52 , as shown on the filed map for the purpose of bathing and beach activity and the right to use, in common with others, the boat basin for the purpose of mooring and anchorage of pleasure boats therein. - TOGETHER with the area designated on said map No. 3853, as "DRAIN" located between lots 15 and 16, said "Drain" having a frontage on Dolphin Drive of 10 .00 feet and a depth along the Northerly side of lot 16 and the Southerly side of Lot 15 of 187 . 28 feet, SUBJECT to said area being reserved for drainage purposes .
