WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ~ at Arshamomaque, in the Town of Southold, county of
Suffolk and State of New York, bounded and described as follow~1
BEGINNING at a point on the westerly line of Bay Shore Road at
the southeasterly corner of lot 111 as shown on a certain JIla}:)',.en-
titled, "Amended Map A, peconic Bay Estates," dated May 12, 193~'and
filed in the Office of the Clerk of the County of Suffolk as Map No.
1124; running from said point of beginning. in a westerly direction
along the southerly line of lot III as shown on said map a distance
of 130.70 feet; running thence in a northwesterly directtion and on
a line parallel with the westerly line of Bay Shore Road a distarice
of 54.94 feet to a point on the westerly line of lot 110; running
thence in a northerly direction a distance of 22.47 feet to a point
on the westerly line of lot 110 distant 25 feet from the northwest-
erly corner thereof; running thence in an easterly direction and
parallel to the northerly line of lot 110 a distance of 125 feet to
a point on the westerly line of Bay Shore Road distant 25 feet from
the northeasterly corner of lot 110; running thence in a southerly
direction along the westerly line of Bay Shore Road a distance of
3.80 feet to a point; running thence in a southeasterly direction
along the westerly line of Bay Shore Road a distance of 74.45 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by deed dated November 22, 1978 and record-
ed in the Office of the Clerk of the County of Suffolk on November
24, 1978 at Liber 8538 page 550.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with th. appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the .econd part, the heirs or successor> and assign. of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered an)1hing
whereby the said premises have beoen encumbered in any way whatever, exC'cpt as aforesaid.
AND th. party of the first part, in compliance with Section 13 of the Lien Law, eo\'enants that the part)' of
thc first part will receive the consideration for this con\'tyance and will hold the right to receh-e such consid-
eration as a trust fund to be applied first for the purpose of paying th. cost of the improvement and will apply
the same first to the payment of the cost of the impro\'ement before using any part of the total of the same for
any other purpose.
