BEGINNING at a point on the nortgerly line ot Middle Road (North
Road), which is distant South 70 39' 50" West 114.23 teet from a
monument marking the southeast corner of land now or formerly ot
Edgar Debany and the southwest corner of land now or formerly of
Evelyn '6 Burkey. and running thence trom said point of beginning
South 70 39' 50" West 114.22 feet along the northerly line ob
Middle Road (North Road), to a point; running thence North 14 16'
30" West 305.55 feet, more or less, along land ot Emanuel M.
Iontokosta to the high water mark ot Long Island Sound; runnins
thence easterly along the' high wa!er mark of Long Island Sound,
the tie line of which is Booth 62 52' East 113.30 feet, to a point;
and running thence South 14 52' East 320.69 feet, more' or less,
along land now or formerly of Edgar Debany, to a point on the
northerly line of Middle Road (Horth Road), the point or place of
BEGINNING.
BEING AND IN~ENDED TO BE the salle premises conveyed to the party of
the first part by Eugenie L. Teves by deed dated July 2, 1973, and
recorded in Suffolk County Clerk's Office on July 9. 1973. in Liber
7437 of Deeds. at pace 120.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurt.......ces,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dis~se of, '!hether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the prenuses herem granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AN D the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, oovenants tt:'at the party ,of
the first part will receive the consideration for this conveyance and will hold the right to receive sucl1 consid-
eration as a trust fund to be applied first for the purpose of. paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
