TOGETHER with beach rights and access thereto as described in grant made by H.J.S. Land & Development Corp. and J.M.S. Land and Development Corp. to Eastern Shores, Inc. dated the 17th day of March, 1965, and recorded in the Suffolk County Clerk's Office March 18, 1965 in Liber 5716 at page 16. Said beach rights referred to above being described as follows: TOGETHER with an easement with ingress and egress to and from the above described premises over Moore's Lane North, Inlet Pond Road, Westwood Lane, and Sound Drive to the "Private Beach" as said beach is shown and laid out on "Map of Section 4 Eastern Shores at Greenport", filed 3/7/66 as Map No. 4586. The grantor Francine J. Musich herein is the same person as described in deed recorded in Liber 7146, Page 356. BEING AND INTENDED TO BE the same premises in deed recorded in Liber 7089 page 03 Suffolk County Clerk's Office. 4 TOGETHER with al1 right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above.described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive sueh consid- eration as a trust fund to be apflied first for the purpose of payinlt the cost of the improvement and wil1 apply the same first to the payment 0 the cost of the improvement before using any part of the total of the same for any other purpose.
