BEGINNI% at a point on the westerly line of Manhanset Avenue, 110 feet southerly
along said westerly line from the southerly line of Champlin Place, said point of
beginning being the southeasterly corner of land now or formerly of Mary C. Zipkas;
frau said point of beginning running thence along said westerly line of Manhanset
Avenue two courses as follows:
1) South 20 degrees 12 minutes 30 seconds East 93.86 feet; thence
2) South 34 degrees 57 minutes 20 seconds East 16 feet, more or
less, to the ordinary highwater mark of Sterling Basin; thence westerly along
said high water mark 50 feet, more or less,to land now or formerly of Robert H.

road known as Robinson Road; thence along said easterly line of Robinson Road,

manhanset Avenue and the point or place or beginning.
TOGETHER with a right of way over said 50 foot private road known as Robinson

about 155 feet to Champlin Place.

SUBJECT to a purchase money trortgage in the scan of $20,000, intended to be
recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
