WITNESSETK that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the Second part, the heirs
or successors and assigns of the parcel

State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road where the
same is intersected by the easterly side of Land now or formerly of
Ebeling;
RUNNING THENCE along said land North 10 degrees 38 minutes 20 seconds
West, 182.12 feet to "Homestead Way" (private road);
RUNNING THENCE along the same the following three courses and distances:
1) North 66 degrees 09 minutes 10 seconds East, 118.26 feet;
2) North 20 degrees 57 minutes 50 seconds West, 25.03 feet;
3) North 66 degrees 09 minutes 10 seconds East, 110 feet to land
now or formerly of Gildersleeve;
RUNNING THENCE along said land South 20 degrees 57 minutes 50 seconds
East, 202.56 feet to the northerly side of Middle Road;
RUNNING THENCE along the northerly side of Middle Road South 66 degrees
09 minutes 10 seconds West, 260.94 feet to the point or place of
BEGINNING.
TOGETHER with a right of way over said "Homestead Way" and over a
proposed highway to be known as "Moore's Lane North" for access to said
Middle Road;
TOGETHER with beach rights for two resident-.fatpil ies only as described
in deed by H.J.S. Land & Development Corp., and J.M.S. Land & Development
Corp., dated March 17, 1965 and recorded March 18, 1965 in Liber 5716 at
page 16 and the right of way thereto, which said right of way and the
right of way hereinabove mentioned are both subject to the use of all
other owners of lots on all "Eashern Shores at Greenpoint" sections
heretofore or hereafter filed in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
