by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of had, with the buildings and improvements thereon erected, situate,
lying and being kw" at or near the Village of Greenport, Town of Southold,
Co�uunty of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the ordinary high water mark of Pipes Cove at
the southwesterly corner of land formerly of Edna A. Brown and adjoin-
ing land formerly of Frederick Ronik on the west; running thence along
said land formerly of Frederick Ronik, North 60 19' 20" East eight
hundred and eighty (880) feet, more or less, to the southerly line of a
certain right of way fifty (50) feet in width just southerly of land of
Long Island Railroad Company; thence northeasterly along said southerly
line of said right of way on a curve to the right having a radi6 of
two thousand seven hundred and eighty-two (2782) feet a distance on said
curve of one hundred twenty-three and eighteen one -hundredths (123.18)
feet to the northwesterly corner of land formerly of Clarence C. Roach;
thence along said land formerly of Clarence C. Roach, South 30 45' West
eight hundred twenty (820) feet, more or less, to said ordinary high
water mark of Pipes Cove; thence southwesterly along said ordinary
high water mark of Pipes Cove one hundred eighty (180) feet to the point
or place of BEGINNING, the distances hereinbefore stated being more or
less.
TOGETHER with all the right, title and interest of the party of the
first part of, in and to Pipes Cove abutting the premises.
ALSO, with a right of way sixteen (16) feet in width, the southeasterly
line of which begins at a point on the easterly line of the premises
herein•idescribed about two hundred fifty (250) feet northerly along
said`line from said Pipes Cove and runs thence North 49° 00' East two
hundred twenty (220) feet, more or less; thence North 15° 21' 30" East
five hundred fifty-five (555) feet, more or less, to the southerly line
of land of said Long Island Railroad Company; thence northerly across
said land of Long Island Railroad Company to the southerly end of an
existing right of way formerly of the said Edna A. Brown leading
northerly to Main Road.
ALSO, a right of way over the above mentioned existing right of way \�
from said land of Long island Railroad Company northerly to said Main
Road.

ALSO, a right of way over the first mentioned fifty (50) foot right of
way, from the northwesterly corner of the premises easterly to the
herein described sixteen (16) foot right of way.
EXCEPTING THEREFROM, the following described property conveyed from
Elizabeth C. Steinmetz to Marjorie Mele by deed dated the 22nd day of
July, 1958, recorded in Liber 4489 page 467:
:BEGINNING at the northwesterly corner of the above described property
and on the southerly line of a 50 foot right of way just southerly of
the Long Island Railroad and about 370 feet westerly along said right
of way from the westerly line of Silvermere Road; running from said
point of beginning along the southerly line of said 50 foot right of way
on a curve to the right having a radius of 2782 feet, a distance of
123.18 feet to the northwesterly corner of land formerly of Clarence
C. Roach; thence along the last described land South 30 45' West 216.66
feet to a stake; thence along other land now or formerly'of Harry G.
Steinmetz, at right angles to the last described course North 860 15,
West 123.77 feet to land of Greenport Shores, Inc.; thence along last
described land North 6" 19' 20" East 175.23 feet to the point of
BEGINNING. Containing approximately one-half (1/2) acre.
TOGETHER with a right of way over said 50 foot right of way from the
northwesterly corner of the premises easterly about 370 feet to said
Silvermere Road.
SUBJECT to restrictions, covenants, conditions, easements and reser`va-
tions of record.
Said premises being more particularly bounded and described as follows:
BEGINNING at a point which marks the Northeasterly corner of the
premises about to be described, which point is distant the following
two courses and distances from the corner formed by the intersection of
the southerly side of a 50 foot right of way (Private Road) known as
"Shore Drive" with the westerly side of Silvermere Road (Town Highway)
viz: (1) westerly along the southerly side of said "Shore Drive" along
an arc of a curve bearing to the left having a radius of 2782.0 feet a
distance of 246.29 feet; (2) South 3 degrees 45 minutes 00 seconds
West along land now or formerly of Marjorie Mele 216.66 feet to the true
point of beginning; and from said point running thence along land now or
formerly of Edward P. Jurzenia formerly Clarence C. Roach South 3
degrees 45 minutes 00 seconds West 607.47 feet to Pipes Cove; running
thence westerly along the same, the tie line of which bears South 66
degrees 55 minutes 20 seconds West 173.26 feet to land shown on Map of
,Greenport Shores, Map No. 1759; running thence along said land North
6 degrees 19 minutes 20 seconds East 686.34 feet to the southerly side
of land of said Marjorie Mele; running thence along said land South
86 degrees 15 minutes 00 seconds East 123.77 feet to the point or place
of BEGINNING.
ALSO, with a right of way 16 feet in width, the southeasterly line of
which begins at a point on the easterly line of the premises herein
described about 250 feet northerly along said line from said Pipes Cove
and runs thence North 49 degrees 00 minutes East, 220 feet, more or less
thence North 15 degrees 21 minutes 30 seconds East 555 feet, more or
less, to the southerly line of land of said Long Island Railroad
Company; thence northerly across said land of Long Island Railroad
Company to the southerly end of an existing right of way formerly of thr
said Edna A. Brown leading northerly of Main Road.
ALSO, a right of way over the above mentioned existing right of way fro-,
.said land of Long Island Railroad Company northerly to said Main Road.
This conveyance is given in return for the conveyance of other property
of the grantor to the grantee.
