PURCHASERS

(2) North 30 degrees 23 minutes 40 seconds West 231.68 feet
to the point or place of beginning.
TOGETHER with an easement of ingress and egress from the
premises above described to the nearest public highway.
TOGETHER with beach rights in and to that area adjoining
Gardiners Bay designated as "Reserved for Beach Area" on a
certain subdivision map filed in the Office of the Clerk of
the County of Suffolk on September 10, 1957, as Map No. 2752.
TOGETHER with an easement of ingress and egress over those
roads shown on the filed subdivision map leading to the
"Reserved for Beach Area" hereinabove .described.
SUBJECT to covenants and restrictions as set forth in
Schedule A annexed hereto and made a part hereof.
SCHEDULE A
COVENANTS AND RESTRICTIONS
1. No building shall be erected, altered, placed or permitte
to remain, ether than one private dwelling for the use and
occupancy of one family not to exceed two-storied in height ,
and a private garage for not more than two cars. A one-story
dwelling erected thereon, shall have a first floor area of
not less than eleven hundred (1100) square feet and a two-
story dwelling shall have a first floor area of not less than
nine hundred (900) square feet, not Including porches,
breezeways, carports or garages. All garages must be attache
to the dwelling. No structure shall be erected on any lot
until the building plans for It have been approved, in writ-
ing,' by the Declarants , said approval shall not be unreasonab y
-withheld.
2. No mobile type homes or trailers shall be kept , used,
moved or allowed on said premises regardless of their size,
with the exception of boat trailers, which may be kept in the
rear of the premises-.
3. No asbestossiding shall be used in the construction of
any dwelling or `any other structure on any lot. '
