lying and being in the Town of Southold, County of Suffolk and State of
New York, more particularly described as follows:

dis-ant 222.85 feeE, r-om the intersection of the
southerly line of Main Road and the westerly line of Maple Lane,
said point being the northeasterly corner of the premises herein
described;
thence running along land now or formerly of Richard J. Cron,
the following two (2) courses and distances:
(1) South 66 degrees 39 minutes 50 seconds West 223.83 feet; and
(2) South 23 degrees 20 minutes 10 seconds East 163.87 feet to
Lot #79 on Map of Cleaves Point --Section Three (Suffolk County
File Map No. 4650);
thence North 66 decrees 39 minutes 50 seconds East 258.0 feet
along Lots 79, 80 and 81 of said last mentioned map to the west-
erly line of said private road known as "Maple Lane", the follow-
ing two (2) courses and distances:
(1) North 31 degrees 30 minutes West 110.20 feet; and
(2) North 42 degrees 00 minutes West 57.83 feet to the point or
place of BEGINNING.
TOGETHER with a richt of ingress and egress over "Maple Lane"
to Main (State) Road.
TOGETHER with beac`'rights to that area adjoining Gardiner's Bay
designated as "Reserved for Beach Area" on a certain subdivision
map filed in the Office of the Clerk of the County of Suffolk on
September 10, 1957, as Map No. 2752.
TOGETHER with a riht of way 25 feet in width in common with
others to and from. the private road known as "Maple Lane", said
right of way being more particularly bounded and described as
follows:
BEGINNING at a poi:t on the westerly line of said private road
known as "Maple La --.e", distant 222.85 feet southeasterly from
the intersection cf the southerly line of Main Road and the

westerly line of"Maple Lane", said point being the southerly
corner of the premises hereinabove described;
thence running the following three (3) courses and distances:
(1) South 66 degrees 39 minutes 50 seconds West 223.83 feet;
(2) North 26 degrees 43 minutes 30 seconds West 25.0 feet; and
(3) North 66 degrees 39 minutes 50 seconds East 215 feet, more
or less, to the westerly line of "Maple Lane";
thence along the westerly line of"Maple Lane; South 42 degrees
00 minutes East 25 feet, more or less, to the point or place of
BEGINNING.
SUBJECT to water lines and electric easements in common with
others that may ow exist or hereinafter be installed and main-
tained in or along the aforementioned 25 foot right of way.
