ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

BEGINNING at a point on the northerly side of Pipe 's Neck Road
DIST. at the southeasterly corner of land now or formerly of William
Phillips and the southwesterly corner of the premises herein
described; running thence North 171 32 ' 40" East along said land
11000 of William Phillips a distance of 130. 20 feet; running thence in a
SFC northwesterly direction along the northeasterly line of said land
of William Phillips, North 580 22 ' 20" West a distance of 100 feet
to the northwesterly corner of land of William Phillips; running
thence South 73° 13 ' East a distance of about 195 feet; running
53 thence along land of Isadora C. Judge and Mary A. Roman South
BLOCK 170 32 ' 40" West a distance of about 145 feet to the northerly
line of Pipe's Neck Road; running thence along the northerly line
of Pipe ' s Neck Road, North 810 39 ' 20" West a distance of 100 feet,
100 more or less, to the point or place of beginning.
LOT BEING AND INTENDED TO BE the same premises as conveyed to Lillian F.
Phillips by a certain deed from Isadora C. Judge and Mary Homan dated
11L4000 May 27, 1949 and recorded in the Office of the Clerk of Suffolk County

TOGETHER with all right, title and interest, if any, of Ithe party of the first part In and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, 4-
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party, of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
I' AND the party of the first part covenants that the party of the first part has not done or suffered anything
i whereby the said premises have been incumbered in any way whatever, except as aforesaid.

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
