Witnesseth, that the party of the first part, in consideration of Tan Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or suocessors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
beipg$tgt at Arshamomoque, in the Town of Southold, County and State of
New ork, bounded and described as follows:
BEGINNING at the northwesterly corner thereof at a point South 34
degrees 59 minutes 00 seconds East 231.34 feet from the. intersection
of the easterly side of Kerwin Boulevard with the southerly line of
land of the Long Island Railroad Company, as shown on a certain map
entitled "Amended Map A, 7econic Bay Estates, situate at Arshamomoque
Town of Southold. New York," made by Otto W. Van Tuyl under date of
May 12, 1933 and filed in the Suffolk County Clerk's Office as Map
No. 1124; running thence North 55 degrees 01 minutes East, 331.69
feet to a point at the high water mark of Pipes Neck Creek, as shown
on said Map No. 1124; running thence southeasterly along said high
water mark and along a tie line: (1) South 48 degrees 18 minutes
06 seconds East a distance of 50.48 feet to a point; (2) South 65
degrees 44 minutes 27 seconds East, 65.02 feet to land now or formerly
of Wm. S. Clarke; running thence along said land, South 55 degrees
01 minutes 00 seconds West, 376.57 feet to a monument set at the east-
erly side of Kerwin Boulevard; running thence along the easterly side
of Kerwin Boulevard, in a northwesterly direction, North 34 degrees
59 minutes 00 seconds West, 105.00 feet to a monument set at the point
of beginning.
Being and intended to be the same premises conveyed to the party of
the first part herein by deed recorded in Liber 7682 cp.171.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; To Have And To Hold the premises herein granted unto,the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of'the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
In Witness Whereof, the party of the first part has duly executed this deed the day and year first above written.
